This page documents corrections made to the site and invites named parties, owners, and other readers to submit factual corrections or right-of-reply statements.
Methodology & Evidence Standards
This site is created and maintained by Scott Gilbert, who worked as Sequel 138's building manager (formerly paid as a contractor), maintains he remains employed — a position the strata disputes — and is a named party in several of the proceedings described. All content represents his perspective and should be read as such — not as an independent or neutral analysis.
Scott uses AI-assisted document review (ChatGPT) to analyze strata documents. AI-generated analysis is a starting point, not a definitive legal or factual conclusion. Where AI analysis is used, it is noted.
Corrections Log
The following corrections have been made to this site. Earlier versions contained inaccuracies that have since been identified and corrected.
Previous versions of this site described the gate dispute as a 'Supreme Court lawsuit.' This was inaccurate. The proceedings are Civil Resolution Tribunal matters: SC-2022-006050 (settled by release November 14, 2022) and ST-2022-006282 (in progress through at least March 2023). The word 'lawsuit' and references to 'Supreme Court' have been removed.
Previous versions stated D&O insurance was 'voided' by bad faith actions. This was an allegation presented without supporting adjudication. The correct statement is: D&O coverage of $20M was granted. Exclusions for intentional acts may apply — this is an open question, not an established fact.
A previous version displayed a '$27,000 per strata lot' aggregate liability estimate. This figure was speculative and lacked documentary support. It has been removed.
A previous version stated potential HRT damages of $250,000–$500,000. HRT complaint CS-015403 is unresolved and no dollar figure has been adjudicated. The speculative estimate has been removed.
A previous version cited 'SPA s.242(2)(f)' in the context of FJL's strata lot registrations. This statutory citation was not verified as applicable to the facts. It has been removed. The FJL voting question is described as an open question.
The Info page previously listed FSR's address as 200-1111 Melville St and a placeholder '1-800-XXX-XXXX' emergency number. The correct current address is Suite 700 – 200 Granville St, Vancouver BC V6C 1S4. The correct 24/7 Care Line is 1-855-273-1967.
The Info page previously listed a $50 fob replacement fee. Per the January 18, 2023 council minutes, the correct fees are $100 for a garage remote and $40 for a proximity fob.
Several images previously displayed on this site have been removed: (1) an image captioned 'Lawrence Skwarek — Private Investigator' that identified a named individual; (2) a 'court records search' image for another named individual; (3) a CRA statement of account containing personal financial details. These images were removed to protect the privacy of the individuals depicted.
An image labelled 'Water/Breezeway Damage Evidence' had a description that implied a named individual was responsible for a criminal act. The image has been removed and the accusatory caption description has been corrected.

Named parties are invited to respond
If you are named on this site — including current or former strata council members, FSR staff, FJL representatives, or other individuals — you are invited to submit a factual correction or right-of-reply statement. Corrections from named parties will be reviewed with priority and, if approved, published with your name and full statement.
What happens after you submit:
- Your submission goes to the moderation queue for human review by Scott Gilbert.
- Factually accurate corrections will be published in the Corrections Log above.
- Right-of-reply statements from named parties will be published verbatim (subject to length limits and removal of irrelevant personal information).
- Submissions that are factually inaccurate, defamatory, or primarily abusive may be rejected — with a reason noted.
